Located at the southern tip of Texas, the city is less than five miles from the United States – Mexico border. The city has a population of 123,000 individuals and has a total area of 46 square miles.
The population of the city had remained steady until 1970 and the population had more than doubled by 1980. The city is still experiencing tremendous growth with no end in sight. The climate of the city is typically hot and humid, due to its location at the extreme southern end of the United States and its close proximity to the Rio Grande River. The high temperatures for the region range from 68ºF in the winter to 96ºF in the summer. Most of the annual precipitation occurs as rain from tropical storms during the late summer months, but the region only gets around 21 inches of precipitation annually.

Economy

The city of McAllen is considered to be a business hub for the entire Rio Grande Valley region. Most of the Valley's economic development has taken place here, from business centers to commerce centers to entertainment venues. The government of the city has expanded and added additional employees in recent years, along with many corporations that have relocated to the area to take advantage of the high number of educated individuals in the region. Most of the state and federal government operations for the region now take place in and around the city and scores of national businesses have injected jobs into the local economy. Corporations with a strong presence in the city include Panasonic, Sony, General Electric, Nokia, Motorola, and Black & Decker. The McAllen – Miller Airport is located within the city limits and is the 2nd busiest airport in the Rio Grande Valley region.
There are close to 40,000 McAllen homes located in neighborhoods throughout the city and close to 15% of them are available for purchase at all times. The average price for single family homes in this area is slightly more that $90,000 with an average build year of 1985. There are also condos, apartments, luxury homes, and rental
properties available in the region. Most of the individuals that live in the city also work in the city with an average commute time of less than 20 minutes.

Lifestyle

The city of McAllen, Texas is close to the Rio Grande River, giving residents a nearby venue for a number of different water sports, fishing, sailing, and nature activities. The area is one of the most popular areas in the nation for bird-watching and other nature activities. The diversity of the nature in the area is partly due to the fact that the area is part of the migratory path for a large number of different animals, insects, and birds. But nature lovers are not the only ones that are happy with the activities available in the area. There are many entertainment venues located throughout the city, where residents can take in a show, hear music, or just relax around family, friends, and neighbors. The city also hosts numerous festivals and celebrations throughout the year.
